Getting the Highest Price in the Shortest Time

In order to get the highest price in the shortest time, you need to understand and be able to evaluate the current market correctly. Here, a professional agent can help. Generally, the better your home is marketed, the more offers you will receive. The more offers, the greater chance you will obtain the price and terms you want.

The most important factor in marketing your home is pricing it correctly. Keeping your home in good repair helps maximize the return on your investment. Try to depersonalize the home and remain as emotionally detached as possible during the process. Buyers have different tastes and priorities. It is better to have many people looking at your fairly priced property than few or no visitors because your price is too agressive.

If possible, take time to polish your home into show condition. Fix minor defects (peeling or faded paint, cracks, stains, etc.) Consider cosmetic improvements before selling. A nice looking home triggers the emotional response that can lead to a financial response.

Be ready to negotiate a win-win situation for all parties. Terms are a factor that may be adjusted to attract buyers, i.e. a lower than market interest rate on a portion of the sale price, seller financing or partial payment of Buyer closing costs. Consider perks you can offer such as a new appliance. Motivate them to pay the price you have set.

Lastly, get the buzz out about your home. List your home with an agent who has a thorough marketing plan. Let others know that your home is for sale by way of signs, local advertisements or telling friends, family, and acquaintances.
